1. Fixed-rate monthly payment

For a loan with principal P, monthly interest rate r, and n monthly payments, the standard payment formula is:

M = P × r × (1 + r)n ÷ ((1 + r)n − 1)

When the interest rate is zero, the payment is calculated as principal divided by the number of payments. The calculator assumes monthly payments and a fully amortizing fixed-rate schedule.

2. Interest and total repayment

Total scheduled repayment equals the monthly payment multiplied by the number of months. Estimated interest equals total scheduled repayment minus the original principal.

3. Fees and total borrowing cost

Origination and processing fees are added to the borrowing-cost estimate. A prepayment penalty is included only when the user enters a value. Collateral value is not added to the repayment cost because collateral is an asset pledged as security, not a loan charge.

4. Estimated effective annual rate

The rate shown in the results is an annualized estimate based on the amount of cash the borrower receives after upfront fees and the scheduled repayment cash flows. The calculator solves for the monthly rate that makes those cash flows equivalent and annualizes it. Because lender-specific APR rules, fee treatment, timing, and legal disclosures can differ, this figure should not be presented as the lender's official APR.

Important assumptions

  • Payments are monthly and remain level for a fixed-rate amortizing loan.
  • Interest is calculated using the standard monthly amortization convention.
  • Origination and processing fees are treated as upfront borrowing costs.
  • If entered, the prepayment penalty is treated as a cost occurring with the final scheduled payment for the annualized-rate estimate.
